The Professional Optimizer (PRO-OPT) is a powerful computer PC based financial analysis program. The primary purpose is for structuring leveraged and non-leveraged leases for both domestic and foreign markets, but many other transactions can be evaluated such as real estate, lease vs purchase analysis. Using a portable computer, analysis and optimization can be achieved in airplanes, taxi cabs, hotel rooms, meeting rooms, on ocean beaches providing answers when ever needed.

Commercial spread sheet programs also provide extensive analysis capabilities. However, upon entering asset fundings, rents and debt service PRO-OPT can easily produce realistic estimated tax payments. Specialized reports produce extensive analyses which are difficult for a spread sheet program to emulate. PRO-OPT goes much further allowing optimization of rents, debt service and for that matter any cash flow such that certain constraints are met while minimizing or maximizing a user specified optimization function. PRO-OPT uses linear programming for optimization. Many non-linear optimizations can also be achieved, such as maximizing rates or evaluating binary variables. Constraints are specified as equations. In leasing many equations are generated automatically, such as when solving for an early buy out (EBO).
